Founded in 1931, Congdon & Coleman is Nantucket’s longest-standing real estate brokerage, representing buyers, sellers, and one of the largest inventories of vacation rentals. Their commitment to a high standard of service and intimate knowledge and passion for their island has made them the first in Nantucket real estate for over ninety years.
Congdon & Coleman approached Beutler Ink wanting their Instagram presence to reflect their expertise in Nantucket real estate and their following to be on par with their comp set, most of which is much younger than Congdon & Coleman. At the time, their content consisted mostly of realtor photos paired with website copy. It was informational but uninteresting.
For an immediate impact, we began sharing user-generated content, familiarizing ourselves, and the Congdon & Coleman brand, with local creators. Instead of available houses, UGC centered on general Nantucket tourism, highlighting the island’s charm with a particular focus on architecture. As the audience grew, we began reintroducing information about available real estate, ensuring that images were seasonally appropriate and following trends. Congdon & Coleman’s Instagram account was even credited with being ahead of trends in a New York Post article about the “coastal grandmother aesthetic”.
In fact, our strategy was so successful we were recognized with a Davey Award for copywriting on behalf of Congdon and Coleman!

To date, Beutler Ink has quadrupled Congdon & Coleman’s Instagram followers, putting it ahead of most of its competitors and on pace to reach the rest. All other KPIs also improved. Congdon & Coleman now averages more impressions per month than they saw the entire year prior to hiring us. Average engagements are up over 1200%. This success has also resulted in Instagram-driven web traffic growing 15x and overall website traffic has nearly quadrupled.
